We estimate there is probably $25K in work that still needs to be done but we are looking to see if there are ways to finance this place or if it needs to be a cash transaction. We looked into a 203K but since the house was not previously lived in, that is not an option. Does anyone know of other financing programs that could work? The house will not pass ( do to need of leveling , paint and other possible issues ) for an FHA or USDA loan. We want to do the work ourselves so an FHA Rehab loan is out of the question and we don’t have 20% to put down for a conventional loan. The house will be beautiful with a little work. Does anyone have any creative financing ideas or advice.

If after the initial offer is made the buyer finds that they are able to obtain better financing than they originally wanted to utilize, can the buyer change the financing to any loan program type, as long as it doesn’t affect the closing? I.E. Conventional to FHA or VA or any other loan programs available? Is this grounds for the offer being rejected, even if it doesn’t affect the closing being on the date agreed?
